TENANT FAQ

  • Where do I call for an issue with regards to my rental property after office hours?

Our 24 hour emergency line is always available – 613-392-2601 - you will be directed to a live agent with our telephone answering service. We ask that you only call after hours for emergencies only, not minor inconveniences. While we understand some issues may be of concern, a simple email to our office may suffice (adevries1@kenmau.ca and info@kenmau.ca ) and will be viewed the next business day. If the situation cannot wait until the next business day (ie burst water pipe, no heat), by all means, contact our Telephone Answering service - 613-392-2601.

  • When is my rent due?

The total monthly rent is due and payable at the office of the Landlord (Kenmau Ltd., 142 Division St Trenton) not later than 4:00 p.m. (2pm on Fridays) on the FIRST Day of the month during the term of the tenancy, by cash, cheque, or money order (Some Landlords accept Electronic Funds Transfers). If the 1st of the month falls on a weekend or a holiday, the rent is due in the office the business day prior to the 1st of the month. Please note cheques dated for the 1st of the month are acceptable and will not be negotiated until that time. We will gladly hold postdated cheques on file for you.

  • How much notice is required to vacate the property?

You are required to provide 60 days written notice to end your tenancy and it must end on the last day of the month. Please note a 60 days notice to vacate does not apply during a lease. You must wait until 60 days prior to the expiry of your lease before giving notice.

  • ***For most types of tenancies (including monthly tenancies) the termination date must be at least 60 days after the

tenant gives the landlord this notice. Also, the termination date must be the last day of the rental period. For example, if

the tenant pays on the first day of each month, the termination date must be the last day of the month. If the tenancy is for

a fixed term (for example, a lease for one year), the termination date cannot be earlier than the last date of the fixed term.

Also, the termination date must be the last day of the rental period. For example, if the tenant pays rent weekly each

Monday, the termination date must be a Sunday. If the tenancy is for a fixed term, the termination date cannot be earlier

than the last date of the fixed term. • A special rule allows less than 60 days notice in situations where the tenant would

normally be required to give 60 days notice (for example, monthly tenancies). The tenant can give notice for the end of

February no later than January 1st and can give notice for the end of March no later than February 1st.

  • When is garbage/recycling pick-up for my city?

Please note garbage/recycling must stay inside your unit until specified pick up date (…unless there is a dumpster provided at your unit, or alternate arrangements have been made through Kenmau Ltd). Here are the links to the city schedule and guidelines -

  • What if I want to break my lease and move out early?

If you break your lease and move out early, you will be responsible for the monthly rental payments on your rental unit until it is re-rented or your lease expires, whichever comes first. Any outstanding rent charges that are not paid will be turned over to a collection agency for processing and might become part of your permanent credit history.

  • Do I need to have tenants insurance?

We strongly recommend tenants insurance though not required in most cases (We will advise prior to rental and will be indicated in your lease). For more information on tenants insurance in Canada, please click here.
